2009 re-cap:
2009 was a very busy year. Remodeled the inside of the ranch cabin, installed new flooring in the kitchen, front entry way and new indoor/outdoor carpeting. Then starting in June till the snow began to fly I and Shelby built or added onto the current deck at the cabin and installed a roof. In between building the deck I also spent a considerable amount of time removing all of the old sewer pipe from the Buckskin property and installed new. This re-cap of course does not include all the day-to-day work needed to upkeep all of the properties owned. But, as far as money saved by me doing the work an estimate would be somewhere in around $20,000 to $30,000. I figure the deck would have cost an extra $10,000+ to have someone else build it. The sewer line would have been at least $10,000+ or so, whereas the actual cost with my wages was around $2600 and this included all the parts necessary to complete the job. A new roof was also installed on the house on Buckskin, a job that I could not get to, thus outside help along with Jimmy was necessary to complete this job. Keegan and I did haul all the shingles away using the Companies dump truck, this was a big job in itself and probably saved the Company at least $2000. Getting back to the estimated savings for 2009, the deck, the sewer line was estimated above, the remodeling job I believe we saved at least $3000. Ok, moving on to 2010.
2010:
As many of you know, we had a meeting to see what we can do to increase the income from the current properties owned, in that meeting we talked about many different ideas. The one prevailing was to scrape and clear off Burley Drive and build storage units on it. So, today is February 9, 2010 and thus far I have spent the over a month working with the City of Chubbuck, preparing to obtain building permits, in getting prices for building, cement, fence, gates, ect. Matt Willie has been a big help in clearing the property of trees, outbuildings and the trailer, this brings us up to speed to the day and now I will outline what was done today and from herein out, as I am able:
Feb. 08, 2010 -
Began work at 8 a.m.:
Nancy from Austin Building systems called and reiterated that I needed to print off the information she'd sent via email to me, sign it and fax it back to her so they can complete the engineered drawings. Went to the Buckskin property and spoke with Mom concerning the Burley drive project, left and was on the site by 9:30 a.m. Immediately I drove the loaded down dump truck to the dump. Upon arriving at the dump, approximately 10 a.m. I was informed that I was NOT allowed at the dump until a $69.68 cent Personal Property Tax was paid! I was pissed, I begged the lady to let me dump the load and then I would go and see the stupid tax was paid. She flatly refused and said she'd call the Sheriff if I didn't heed her words. I couldn't believe the idiocy of both the lady and the people that must have called her to NOT allow me in. I went as far as I dared with her, to the point where she was saying she'd lose her job if she let me go dump the load before paying the pathetic tax, I looked inside of her trailer where she works and all around and said, "I don't see anyone that is going to know, and I won't tell anyone. Just let me dump it and I'll go pay and bring a receipt!" She evidently was scared by her Supervisor so bad that she refused to see the logic in my request and thus she stood her pathetic ground. So, I spent the next 3 hours of Willie's Investments time and money fixing the problem, just so I could return to the dump and continue the REAL job at hand. Whew! What a bunch of Gestapo B.S.! Anyhow, arrived back at the site around 1 p.m. filled the dump truck. Had lunch at 2 p.m. till 2:30, came back went to the dump again and arrived back at the site by 4 p.m. had to put fuel in the dump truck counting for the extra time spent in the transit. Worked on the site till 6:30.
Feb. 09, 2010 - Began working at 8:30 a.m. this morning, my first order of tasks was to call and arrange to take a Soil Conservation Class at ISU, a necessary class now from anyone doing any type of construction work in Pocatello, or Chubbuck, personally I think it is a waste of our $45 and of my time, but I don't see any way around it in order to obtain the permits, so I forge ahead, the class is now set for March 4th, 2010 from 4 p.m. to 8 p.m. , I had called Natalie from ISU to schedule this class. Next, I went to Kinko's to fax off some papers to Austin Building systems to a lady by the name of Nancy, again this is necessary so we can obtain the engineered drawings of the building and cement plans needed for the city meeting now set for April 6th, 2010 at the city of Chubbuck building. Next I went and had a new chain installed on the chain saw, seeing how we wore the last one out in cutting the trees and wood from the trailer house and other wood products that are on the piece of property. Arrived on site by 9:30, filled the dump truck, made a deal with the neighbor (Tony and his wife) to drop two trees leaning over their property onto their property by removing their fence and then re-installing the fence. After falling the trees had to bring them back across the property and cut them up and burn the branches saving the burnable parts to haul off the property. Had to get fencing material to finish this part of the job. Ate lunch while I was picking up fence material (1/2 hr. approx.) Spent considerable time myself in cutting part of the trailer frame while Matt finished fixing the fence and then he and Sophia helped in loading the dump truck all the way and putting the tarp on (if we do not put a tarp on the Garbage dump charges us an extra $10 per load, ridiculous I know, but that's their stupid rules so it cost us extra time to put the tarp on) Left the site around 6:30 p.m.

ReplyDeleteGot to the site by 9a.m., started tractor warmed it up, began picking wood off the ground to burn. At 9:45 a.m. had a 5000 watt generator delivered to the site at NO cost to Willie's Investment, from a friend, used the generator for power as I proceeded to spend most of the day cutting up the trailer frame. It was a tough job but someone had to do it. Drove the dump truck to the dump once it was filled by Matt and Sophia. Ended the day by burning more debris from the site. Let site at 7 p.m., had about 1/2 lunch with Shelby at site, she brought me lunch.
FEB. 11, 2010 - Got to site at 9a.m. drove dump truck to the Pit and put another $20 into it. Drove to dump and emptied it. Got back to site and hooked 5th wheel to white truck, drove onto site, used the tractor to load cut up trailer frame, tied down and went to Walt's to unload the trailer of all the metal from the site, met Mom for lunch before going to Walt's, spent about an hour at lunch, got back to the site by 2 p.m. finished the day cutting stumps and burning more debris, left site at 6:30 p.m.
FEB. 12th, 2010 - Arrived at the site 9 a.m. had to shovel snow at Buckskin property before arriving on site. Spent most of the day loading the 5th wheel with landscaping material from the site, including a metal archway that will go great with Mom's bridge at her house. Continued to cut stumps and prepare so we can grind the stumps down under the soil line. Began moving the last items in front of the property. The property is almost bare now a few more days of working and we will be ready to layout the dry well, the landscaping and building.
ReplyDeleteFEB. 13th, 2010, arrived on site at 11 a.m. spent most of the day clearing the front, had drove and unhooked the 5th wheel last night at the Fairway property. Bought everyone working on site lunch at 2 p.m. to 3 p.m., went and unloaded the 5th wheel trailer, including all the wood, railroad ties and metal arch way at Mom's. Shoveled about 2 feet of snow that had come off the roofs and was blocking the stairway and entry way to Mom's back door, Matt helped with the shoveling. Knocked off at the site at 6 p.m. Got most of the front done, including the white arch way that will go to the Fairway property. Taking Sunday off for Valentine's day. Got to take a break! Hit it hard Monday. Probably will rent the stump grinder Monday.
FEB. 15th, 2010 - Got to job site at 9 a.m. Went to rent the Stump grinder, but they could not get the grinder to start up, told Pro Rental I would not take it if it did not start. Had a problem with the chain saw Saturday and could not finish one of the stumps, also we have to finish loading all the stuff at the front of the property. Decided to try and save the large white Terrace and install it at the Fairway property. Spent the day loading the Terrace, railroad tyes, old trailer and cleaning up the front. Had lunch at 1:30 p.m. till 2 p.m., finished what was left of clean up less two items we will use for the front landscaping. Left the site at 5:30 p.m.
ReplyDeleteFEB. 16, 2010 - Arrived at Pro Rentals at 8:45 a.m. Grinder starts well, took to the site and began grinding the twelve stumps that we need to put below ground level. When Matt showed up late morning I put him to work using what was left of the chain saw chain to work on the last stump that needs cut at ground level and to cutting the last of 4 little trees that are left at the backside of the property. Found more clean up that needed to be done. After a grueling day of fighting with the stump grinder I finally finished all the stumps but the last one I let Matt do the last stump. My shoulders and forearms are killing me. Tomorrow I've got to make a bunch of phone calls and finish some of the little jobs Mom wanted me to do around the Buckskin property. Had lunch with Mom at 1 p.m. till 2 p.m. left site around 6 p.m.
FEB. 17, 2010 - Started day at 8:30 a.m. Made phone calls to Austin Building, to Your Fence Company, 2 different Fire Hydrant companies, went back out to the site to take pictures of existing fire Hydrants and to Lowes to get a quote on fencing frames since Your Fence Company did not sell that part of the fence. Worked with Deanna on getting a complete quote, she said she'd call me when she finished the quote, she seems very eager to help me out. Went back to site and loaded up some dirt and rocks to be hauled away. Finished the day around 5 p.m.
FEB. 18, 2010 - Started day at 8:30 a.m. Finished up some of Mom's projects around her home. Got a phone call from Deanna at Lowe's for the quote, she gave me a quoted number over the phone that was way lower than that quoted at Your Fence Store, so I set an appointment and met her at 4 p.m. Spent about an hour going over the numbers of the fence, privacy slats, frame work and 2 12' gates, all the numbers look good! Need to have a meeting. Spoke with Gerald Evans said he could meet Sunday afternoon. Went back out to site and did some more clean up, still some left that I will do off and on till I get the contour of the land. Got home at 6 p.m. had an hour lunch.

ReplyDeleteStarted work at 8:30 a.m. met with City of Chubbuck again on update of what I need to pass their rediculous meeting. Spoke with Mr. Bell about installing the fire hydrant. The hydrant is going to cost us a little over $1700.00 complete installation would be around $8000.00, but I'm going to have the city open the road, this will cost complete installation around $4200.00. Scraped more of the pad. Talked to Mr. Evans for sometime about Plat and other property boundary problems. Went home around 5:30 p.m. had a 1/2 lunch at Butter Burr's
FEB. 20, 2010
Started work at 9a.m. mainly worked on site scraping pad and finishing cleanup. Spoke with neighbor next door to us. Apparently, he wants to do the same thing on his property, but just doesn't have the funding or means to do it. I told him I'd help him with the numbers if he wanted me to. Gerald called me and we met. Went over the fence situation that I will have to approach Tony on. His fence is 1.75 feet on our side, something that we cannot tolerate and make the plans work. Also, I believe I'm going to have to hire a larger backhoe to dig the dry well. The dimensions of this dry well are 15'x15'! Emptied the dump truck. Got home around 6 p.m. took an hour lunch.
FEB. 21, 2010, 10a.m.
Met with Gerald again. Went over the site plans that will be used to turn in to the City come Monday, March 1st, 2010. He needs more detail on the drainage and slope. A little concerned about the 18' at the front South corner also. But, I believe we can live with it. Made up the paperwork necessary for our Meeting of Willie's Investments, LLC Got home around 5 p.m., put together the last of the papers needed. Go to meeting at 6:30 went over things with Mom, Chet called said he'd be late, we held the meeting up for him, finally had to start, he was still late. Meeting lasted till around 9 ish.
FEB. 22, 2010 8a.m.
Got to site and continued to scrape. Met Mom at around 9:30 a.m. went over the plans and costs again with Mom. Still having issues with the fence. Met with Deanna at Lowe's to go over the costs again. Then met with city officials again till noon. Ate lunch, came back to site at 1 p.m. worked till 6 p.m.
FEB. 23, 2010
ReplyDeleteMet Mom at 9 a.m. went over some of the layout of the downstairs plans she wants done. We went to Lowe's and picked out the items needed to complete the plans. Spent most of the day there. Met Gerald a little later on the second trip to Lowe's to pick up the items for Mom's project. Ate lunch at Perkins, met Shelby there. Went to the site for a bit, then back up to the Buckskin property worked till 5 p.m.
FEB. 24, 2010 8:30 a.m.
Got to site, met with fire hydrant guy, went over costs again and exactly what needed to be done to get the hydrant hooked up. I am going to have to wait for the city to open road to complete that part of the project. Met with Gerald again, met with city officials again. Went to Office max to get some papers done at the proper size and scale for the city. Went back up to the Buckskin property. Worked for a bit. Got home at 5 p.m.
FEB. 25th, 2010 TOOK THE DAY OFF AND SPENT IT WITH KASSIE AND TESSLYNN.
FEB. 26TH, 2010 9 a.m.
Met guy down at office max to have papers and scale done. Spent several hours there. Had lunch at 1 p.m., got back to office max, then met Deanna again on fence material, called Austin Building on engineered and stamped plans, they said they were mailed. When I got home at 6 p.m. the plans were waiting for me on the kitchen table, good thing to.
FEB. 27, 2010 10 a.m. spent some of the day with Gerald Evans on site plans. We walked the site and laid out virtually where the building and fence and gates and entrance would be. He went home to work on all the scales and such. Met with office max again on final order for the city of chubbuck, cost us $87 for all the stuff they wanted. Scraped the site more, went home at 5 p.m.
FEB. 28th, 2010 10am
Spent some time with Gerald and going over the paper work needed for the city of chubbuck Monday March 1st, 2010. Must have the appliation and ALL papers turned in to them no later than 2 p.m. or we will be forced to wait yet another month. Got home at 4 p.m.
March 1st, 2010 Got up at 7:30 a.m. met Ward worked out till 9 a.m., showered, got to site by 9:30 a.m. scraped more of the site cleaned it up more, met with Paul Andrus again at City, turned in more information, met with Gary and talked more about the layout. Lunch at 1 p.m. went back to site, worked till 6 p.m. (8hrs)
ReplyDeleteMarch 2nd, 2010 Got to site by 9:30 had to remove a bunch of rocks that were sticking up out of the ground today, spent some time moving stuff for Mom (counter's ect.), had lunch with Mom at Green T, went over the plans again with her. Worked till 6 p.m.
March 3rd, 2010 Got to site by 10 a.m. didn't have lunch today, worked on site and plans and getting info gathered together for Paul to turn in my Friday before we leave for the Ranch, worked till 5 p.m.
March 4th, 2010 Got to site at 9:30 a.m. lunch at 1 p.m. worked till 5 p.m. then went home and worked on putting the last pieces of booklets together for the April 6th meeting for Paul Andrus and the City (9hrs)
March 5th, spent a couple hours on last minute items to turn into Paul, gathered everything together to take Mom and Bryt to Ranch
March 6th, spent some of the day putting together cabinet for the ranch and cleaning it up a bit, then went snowmobiling, lovely day today!
March 7th, 2010 filled 6 containers with water along with my other chores at the ranch, got ready to come home!
March 8th, 2010 got to the site by 9:30 a.m. spent most of the day scraping and locating a water source for cement truck clean outs and watering down site when it gets dusty, Mom and I are going to wait till after April 6th meeting before we install gravel, in the meantime I will get site completely scraped and prepared for the gravel and the dry well. Lunch, left site at 6 p.m. to go up and feed horses.
March 9th, 2010 Tuesday got to site at 9:30 a.m. scraped, then had to put some more papers together for better numbers. Ate lunch (1/2 hour) at site, scraped till 5:45 went home.
ReplyDeleteMarch 10th, 2010 Wednesday got to site at 9:30 worked till around noon met Mom and Chris Horkley, gave Chris a copy of dry well drawing, she's going to get me a bid. I put $3000 for manhole cone and cap in numbers for project, went back out to site and scraped till 6 p.m.
March 11th, 2010 Thursday got to site at 10 a.m. spent time on phone with Paul and Gerald, went over some items with Guerro Bros. on cement, inserted that bid into final numbers. Scraped and worked on site till 6:30
March 12th, 2010 Friday got to site at 9:30 a.m., had lunch at 1 p.m till 2pm. worked till 6 p.m. scraping site
March 13th, 2010 Saturday got to site, did some measurements and picked up some marking spray and stakes and string. Marked out areas to make sure I'm within specs with my scraping, I'm good. Ate lunch with Shelby got home at 6:30 p.m.
March 14th, 2010 took most of day off, spent some time on computer with figures and looking over topigraphical map to make sure I know what I am doing with the scraping (about 3 hours today)
March 15, 2010 Monday got to site at 9:30 a.m. scraped, moved more rock, ate lunch at 1 p.m. with Shelby to 2 p.m. got home at 6:30 p.m.
March 16, 2010 Tuesday got to site at 9 a.m. (Ward didn't show for work out today) ate lunch with Sophia at Jumbos from 1 to 2, left site at 5 p.m.
March 17, 2010 Wednesday got to site by 9:30 a.m. continued to scrape site. I figure by the end of the week I should have the majority of the scraping done. Had lunch with Shelby at 12:30 to a little after 1 p.m., went back to site worked till 5:30 p.m.
ReplyDeleteMarch 18, 2010 Thursday got called by Chris Horkly around 10:30 a.m. at the site she gave me a verbal bid on the dry well parts needed, came to over $1100.00 ($1168.49) or something along those lines under $1200.00 plus we may have to pay some for them unloading it with their crane truck. Had lunch with Shelby again at 1 p.m. to 2 p.m. worked till 4:30 p.m.
March 19, Friday 2010 went to site at 9:30 p.m. had lunch with Shelby again 12:30 to 1:30
Mom called sometime about her truck needing to be jumped, did that and then continued to scrape, helped Mom get some flowers off the site. went home at 6:30

March 28, 2010 worked at Mom's for a few hours getting mirror in place seeing what needed to be done with water situation for John Wayne's room about 4 hours
March 29, 2010 got to site at 8:30 a.m. scraping finished, drove tractor to house, installed backhoe, drove back to site, dug up the existing water line left site at 5:30 took about 1 hour lunch
March 30, 2010 Tuesday, helped Mom with heater, ect, worked on site went home at 7 p.m.

April 2nd, 2010 Friday worked on paperwork for site, spoke with Paul to prepare for Tuesday meeting, spoke with Gerald, he's going to try and get building marked off so Joe and I can trench next week, finished Heater and worked on water lines
April 3rd, 2010 Saturday worked again on water line, but they are broken so badly they could not be fixed in time for Kassie to use water in the John Wayne room, at noon spent rest of day with Kassi and family.
April 4th, 2010 spent much of the day with Kassi and family, spent only couple hours at site and on paperwork for meeting
April 5th, 2010 got to site by 8 a.m. worked till noon, had lunch, worked till 6 p.m. much of it on layout and paperwork
April 6th, 2010 worked on site, gathered paperwork for meeting, worked till 2 p.m. had lunch, worked till 5:30 p.m. went home took shower, ate, went to meeting at 6:45 p.m. till 8 p.m. City of Chubbuck agreed to rezone 4532 Burley from R4 to I2 or something like that, basically we can build storage units, but now guess I have to go to another meeting in May, but in the meantime I can work on graveling, dry well, trenching, forms, even fence.
April 7th, 2010 got to site by noon (snowed) continued to work on water line and layout till 2 worked only till 5 p.m. short day
April 8th, 2010, nice day got to site by 9 a.m. worked till 5:30 p.m.
Finished the storage units (rentable), not up to cities approval no CO obtained have till August 2011 to finish little things that cost lots of money. We currently have 6 units rented, need to find good avenues of advertising that doesn't cost alot of money. Working on that now.

ReplyDeleteLong awaited update. The Storage units were finished, and sold as of May 2012. We made good money on the transaction and will receive even more in interest on a Note we are carrying on the property at 5%.
Oh, in-between we invested into a home in Wyoming ($300K+ home) for $98K, fixed it up and have currently rented it out for a positive income of $1530 mo.
ReplyDeleteNow I am working on the biggest project of my life over $1.4 million dollar project and RV Resort located outside of Vegas. This looks to prove to be the most profitable and most difficult project I've ever completed. I'm excited about it and the prospects that will be once it is finished. For Investors it will prove to be a Safe Haven for their money with a great ROI of at least 12% to 20+% annualized return! Unheard of in this market with nearly a 100% safety net.
